This gorgeous craftsman style home was previously listed for 79 days with no specific marketing plan. We knew the property had great potential, but the potential was not being showcased. The property was situated on a 49.5’ x 122’ lot in a prime East Vancouver neighbourhood. Cheryl reached out to the sellers after noticing their unique home had not sold before it expired, and presented them with a plan of action for getting their home back up on the market and sold quickly.

THE RESULTS WERE IMMEDIATE. WITHIN DAYS OF RELISTING, THE SELLERS RECEIVED NUMEROUS OFFERS FROM EAGER BUYERS, AND ACCEPTED A SALE PRICE OVER THEIR ASKING PRICE OF $1,670,000.

There was no denying that this was an incredibly unique property which would appeal to a specific type of buyer. This home was extensively renovated to the highest standard. While it was beautiful - selling had proven to be a challenge for the owners and multiple Realtors in the past. We competed against three other Realtors for the relisting of this expired listing. Due to our comprehensive marketing plan and professionalism, the sellers decided to relist with us.  Cheryl crafted strategies to address challenges that previously prevented this property from   being sold, and with a combination of targeted media ads, direct calling to an extensive tailored database of buyers, along with a wine and cheese open house, we were able to successfully garner enough interest to bring in a buyer that could close within the sellers desired timeframe.

The sellers had initially listed their property with another Realtor who suggested they could sell over market value, close to $1.4M, but with no offers coming in they had dropped the price down $999,999. After this the only offers received come in well below that range, the distressed sellers reached out to Cheryl, a real estate expert in this neighbourhood, explaining they wanted to work with her and the team.
