    Remember to switch your home services, like cable, phone, and internet, to your new address, effective from the day you take possession of your new home.

  3. Inform Your Bank

    Let your bank know about the sale of your property. They will then provide you with details regarding any mortgage balance or penalties.

  4. Finalize the Sale

    On completion day, you can expect the following:

    • Funds from the buyer will be transferred to your legal counsel in exchange for the property title.

    • Your mortgage and any outstanding fees will be settled.

    • The property title will be transferred on the completion date, and your lawyer will confirm registration by 4pm.

    • You'll receive a detailed statement of accounts from your legal representative outlines all of the costs and disbursements.

    • Any excess funds from the buyer's deposit will be returned, including interest if applicable.

  5. Understand Closing Costs

    Be aware that you may receive reimbursement for prepaid property taxes. The buyer will cover property taxes from the adjustment date forward.

For non-residents, a 25% withholding tax is necessary, and your lawyer will manage the Clearance Certificate process with the tax authorities. It's wise to consult an accountant before you list your property.

    • Mortgage Settlement: Your lawyer will liaise with your bank to determine your mortgage payout. Penalties apply if you're closing a fixed mortgage early, while open mortgages may be more flexible or transferable.

  6. Prepare for Relocation

    Prioritize arranging your relocation / moving services to ensure a smooth transition. Engage with moving companies that can assist with packing, providing materials, or simply moving your belongings. It's crucial they come equipped to safeguard fragile items.

  7. Update Your Contact Information

    Make sure to reroute your mail to your new address through the national postal service and notify important contacts—such as your employer, friends, family, doctors, and schools—of your change in address.
